Subdivision


Developing a new subdivision in Sheboygan Falls is a priority.

So, what are we doing to help develop a new subdivision in Sheboygan Falls?

Shad and I met with our city engineer, Rick Lemahieu, to identify land that could be served in a cost-effective manner by our existing Water, sewer and electric. We identified six potential subdivision locations, some in the city and others bordering Sheboygan Falls.

One land owner has no interest in selling currently, which leaves us with five prospective subdivision locations.

According to Dane Checolinski, the Director of the Sheboygan County Economic Development Corporation, there has not been a new sub-division plat approved in Sheboygan County in several years. The new homes being built now, are all in sub-divisions that were established before the recession and are finally being completed.

With that in mind, we are excited that Hillcrest Builders just signed a developer agreement with the city, which will add 27 new single-family lots in Sheboygan Falls. The city will help by connecting Willow and Sixth street, install a vintage road and related infrastructure. The cost of the roads and infrastructure will be special assessed back to Hillcrest Builders. As Hillcrest sells new homes, the city will be fully reimbursed for our costs. This is a similar approach that was used to help The Bull Subdivision get started.

Beyond that, we are talking with and meeting with developers and home builders on a regular basis. I believe we are getting close to bringing an interested land owner together with an interested developer. We need a subdivision developer and land owner to find a mutually agreeable land price. The city needs to help a subdivision developer by offering to special assess the infrastructure, or by offering a similar type of developer incentive.
